When
Phillips Place was completed ten years ago, it was
Charlotte,
NC’s first mixed-use village. Since then, a huge number of projects in Mecklenburg County NC Real Estate have tried to follow
Phillips Place’s lead.
The vision for Phillip’s Place came from a similar mixed – use community named
Mizner
Park in
Boca Raton,
Fla. There are thirty-five acres with 130,000 square feet of retail space. There are 402 apartments, a 124 – room hotel, and a 10 – screen movie theatre. The final price tag upon completion in 1998 was $78 million. The owners are The Harris Group, LLC (Peter Pappas, Johnny Harris, and Pat Clayton). TBA2 were the developers and Shelco Inc. was the General Contractor.
Phillips Place 10 opened in late 1996 followed by restaurants, apartments, and shops in 1997. Ten years ago the Hampton Inn & Suites opened in
Phillips Place as the final piece of the puzzle to complete the first mixed-use
village of
Charlotte NC Real Estate. Since the completion,
Mecklenburg
County has issued over 200 rezoning requests for similar projects. Allen Tate Realtors joined the complex five years ago placing their 74,000 square – foot headquarters adjacent to Phillips Place that includes offices, ground – level retail, and top – floor penthouses.
Just recently, the Hampton Inn & Suites received a $3.5 million renovation including new furniture, wall coverings, carpet, drapes, and state of the art high - tech mirrors with embedded TV screens. The Hampton Inn & Suites at
Phillips Place is now considered the chain’s flagship. This renovated hotel is now accompanied by upscale specialty retail stores & restaurants that include The Palm, P.F. Chang’s China Bistro, an Post Properties of Atlanta, Dean & Deluca Gourmet Foods, and Upstream Seafood.
Some local residents feel that it is not truly a mixed – use development because residents in surrounding neighborhoods cannot walk freely into and out of Phillips Place due to the high rate of traffic in the area using the four and five lane roads that envelope Phillips Place. The residents in the neighborhoods surrounding
Phillips Place would like to see walkways built to Sharon View so they could walk to
Phillips Placefrom neighborhoods like Sharon Woods and
Mountain Brook. Despite some of these opinions of local residents, these types of projects benefit the entire community for which they are placed. They reduce fuel consumption & air pollution. They create interaction among residents, shoppers, and diners in a way that Charlotte NC had not seen before.
