Lake Norman Real Estate and Lake Davidson Real Estate huddle on regulations for Lake Davidson the Charlotte Observer reports. Davidson and Mooresville got officials will get together to preserve Lake Davidson Homes and Lake Norman Homes amid ongoing housing pressures. Davidson wants Mooresville to adopt regulations that Davidson has had in place on lake housing developments. They include a 10 horsepower restriction for all boats docked in the town’s jurisdiction and 100 foot vegetation buffers at all new developments.

Lake Davidson is about 125 acres compared to Lake Normans 32,475 acres. Beginning with the Spinnaker Cove developed in 1980, the Davidson town board regulated the size of boat motors through zoning. Each subsequent town board conditioned approvals of Lake Davidson subdivision plans with a 10 horsepower limit. Davidson and Mooresville have discussed an inter local agreement for several years that would make uniform the restrictions on boats docked at or accessing the lake.

Discussions began when a large subdivisions on the lakes north shore seemed eminent . Work on the 400 to 600 homes won't begin for several years. Davidson approved the inter local agreement last year, but Mooresville postponed a decision to further examine the issue. The proposed agreements also bans put in areas for boats and motors greater than 10 horsepower. When development happens on the north shore the Transco road put in will be closed or adapted to boats with engines that are 10 horsepower and lower. Skiers use the south Iredell put in for their boats, which have larger engines tan 10 horsepower. Calls for the town to pursue a no wake zone for the lake and to preserve the island on the lake as a wildlife sanctuary are being heard and considered. It will also allow no individual docks only boat slips at community docks.

Duke energy meanwhile is contributing $130,000 to build a public access canoe/ kayak boat launch and fishing pier in Davidson’s limits. The contribution is part of the companies relicensing agreement. The citizens group friends of lake Davidson supports the inter local agreement  It will ensure a safer lake. The town has contracted with Charlotte consultant cole-jenest & stone to study the us 21 corridor from Westmoreland Rd. to Catawba Rd. The study will analyze the development of  land use and access to the corridor. The consultants will meet with residents and business owners and expects to complete the study by winter, town officials said.
